Is Your Exterminator Quote Fair?
I went through 5,315 quotes homeowners shared. The same job often cost twice as much, depending on who you called.
In 2023, a homeowner found termites near an old farmhouse. Two well-reviewed companies came out. One quoted $500. The other quoted $3,500.
The homeowner couldn’t see any difference in what they offered. That gap isn’t unusual. If you’ve wondered how much an exterminator should cost, real quotes tell a messier story than price websites do.
I went through six years of Reddit posts where people shared what pest control companies quoted them. That came to 5,315 quotes for real jobs on real homes. Here’s what stood out:
- The same job often costs twice as much, depending on who comes out.
- The attic is where bills explode. New insulation turned a $1,800 rodent job into $8,700.
- Big national chains charged more than local companies, up to 3 times as much.
- Pros say they charge about half of what customers are quoted.
- The top complaint was that it didn’t work. About 1 in 4 complaints said so.
Key Numbers
The short version
“Typical” means the middle quote: half were lower, half were higher.

Every price, pest by pest, is at the end.
What the Quotes Showed
Five things stood out. After them, you’ll see how price websites compare, and what termite and bed bug jobs usually cost.
1. Same Job, Double the Price
The same job can cost twice as much, depending on who comes out. I found 173 cases where one person shared quotes from several companies for the same work.
Same house, same problem: $500 or $3,500
Termites at an old farmhouse, 2023. Two well-reviewed companies came out.

Of 173 people who got quotes from several companies for the same job, 95 found the highest price was at least double the lowest.

Some gaps came from different methods. For termites, one company might offer bait stations: plastic stations buried around the house that termites feed on. Another might offer a liquid pesticide poured into a trench around the house.
But many gaps had no clear reason. Three companies looked at one termite-damaged window frame. Their treatment quotes ran from about $4,400 to $6,600. The repair quotes ranged even more, from about $800 to $5,600.
What this means for you: one quote tells you very little. Get at least two, ideally three.
2. The Attic Upsell
The biggest jump in the data came from the attic. Rodent quotes fell into three clear steps.
Mice or rats: what the job includes sets the price
Each step up costs about five times the one before it.
Source: Pest.gg analysis of 5,315 pest control quotes shared on Reddit, 2020–2026.
The third step almost always started as a call about mice or rats. One homeowner found a single dropping in the basement. They were quoted $6,600 to replace all the attic insulation.
Another called about an animal in the crawl space. They left with an estimate of up to $25,000 for insulation, moisture and roofing work.
Sometimes the insulation really is ruined. Often it isn’t, and the second step fixes the problem. Mice in insulation shows how to tell the difference.
Most of the second step is sealing the holes mice and rats get in through (pros call it “exclusion”). How mice get in the house shows where those holes usually are.
An upsell, an extra job added to the quote, was the top complaint about rodent jobs. Rodents made up 322 of the 721 upsell complaints.
3. Big Chains Charge More
National chains quoted 1.6 to 3.2 times what local companies did for the same kind of job. This is based on people who said who quoted them.

Two cautions. Most people didn’t say who quoted them, so these groups are smaller. And people who name a local company are often recommending it, which may make local prices look lower.
Still, the gap showed up for every common pest except wildlife. For wildlife, chains and specialists charged about the same.
4. Pros’ Prices vs. Your Quote
Many pest control workers and company owners post on Reddit, and some share their own prices. I kept those apart from customer quotes. The pros’ prices were often about half.

These pros aren’t a random sample. Many run small companies, and some may be quoting only their own labor.
Still, it fits the rest of the data. Your price depends a lot on who you call. A small company that wants the work can often do it for much less.
5. The Top Complaint: It Didn’t Work
I also sorted every complaint people made about a pest control company. There were 3,760 of them. Money came up in several ways, but no single complaint was as common as this one.
In their own words
3,760 complaints about pest control companies, by type. Tap a type to read what people said.
Pest control has been sent multiple times but never fully resolve it, roaches come back within weeks.
We have mice in our attic. Pest control company wants something like $10-15K to remove and replace our insulation.
Those visits they would go around my house in less than 5-10 minutes and then leave.
They said since we’ve been here for 3 years we are the issue and have to pay for it.
Said there were no wasps up there but mice, and that we needed to pay $14k.
He didn’t really mention any methods he would use to do this service, only the price.
I paid the $300 for the initial visit, and it was like 45 mins and all he did was set a couple glue traps.
They knocked on my door in July and said they do a lot of my neighbors homes (they don’t).
I had them come for like 3 times and I still had all types of insects hopping around my house.
They decided to cancel and auto charged my debit card for $271 for a cancelation fee.

A good inspection looks for where pests get in and live, not just where you saw one.
Bed bugs made up almost half of the “didn’t work” complaints. They’re the pest most likely to survive one treatment. Bed bug basics explains why.
When people said how a treatment turned out, more than half said it failed. That leans negative, since people post more when things go wrong. Still, ask what happens if the pests come back, and get the answer in writing.
Price Websites vs. Real Quotes
Cost websites list one price range per pest. They’re close for termites and cockroaches, high for bed bugs, and far too low for mice and rats.

Termites✓About right
Cockroaches✓About rightSource: Pest.gg analysis of 5,315 pest control quotes shared on Reddit, 2020–2026. Price websites: HomeAdvisor (mice and rats, bed bugs), This Old House (termites, cockroaches). The mouse and rat gap is about what the job covers. The websites price a visit to set traps or bait. The jobs that actually fixed the problem also sealed the holes, and that’s most of the bill.

Termites and Bed Bugs
Termite prices were fairly steady. Most quotes were for subterranean termites, the kind that live in the soil.
The first year of a whole-house treatment usually cost $1,000 to $2,200. After that, most companies sold a bond: a yearly contract that pays for re-treatment if termites come back. It typically cost about $300 a year.
Tenting was the most expensive option, typically $3,000. That means covering the whole house in a tent and filling it with gas.

Bed bug prices depended on the method. One chemical visit was typically $750. Treatment with follow-up visits was typically $1,500, and heat treatment about $2,000.
Renters often didn’t get to choose. Bed bugs were behind more than half of the landlord-tenant fights over who pays.
What to Do With Your Quote

How much do exterminators charge for the same job? It depends on who you call, so use these steps.
- Get two or three quotes. In more than half the cases, the highest was double the lowest.
- Ask for a line-by-line quote. What an exterminator does explains what each line should cover.
- Decide on insulation separately. Get an insulation contractor’s quote first.
- Call a local company too. Local quotes were often far lower.
- Ask what happens if it fails. Get the re-treatment terms in writing.
- Check how to cancel. Read the contract length before you sign.
- Price doing it yourself. For a few mice, traps and sealing cost about $57–71.

How I Did This (in Plain English)
- Where: 10 Reddit forums about pests, over the past six years.
- What I kept: prices people said a company quoted or charged them for one specific job.
- What I threw out: repeats, quotes from outside the U.S., running totals and rough guesses.
- How: AI software found the posts with prices. I then checked samples by hand, and about 95% were right.
- Typical: the middle quote. Half the quotes were lower and half were higher.
- Examples: every post linked in this article was checked by hand.
Full method
- Forums: r/pestcontrol, r/Bedbugs, r/Bedbugadvice, r/Termites, r/GermanRoaches, r/cockroaches, r/carpetbeetles, r/MiceRatControl, r/Flea_Control and r/pests.
- Collection: every post and comment from January 2020 to early October 2026, from the Arctic Shift archive of public Reddit posts. That was about 2.26 million posts and comments, of which 18,746 mentioned a dollar amount.
- Screening: a language model flagged quotes for professional pest control at a home. It labeled the pest, what the job covered, who gave the price, the company type and any complaint.
- Kept: specific quotes customers reported for a real job. A pro’s own posted prices were kept apart.
- Removed: duplicates in the same thread, quotes outside the United States, running totals (“we’ve spent $10,000 so far”), rented equipment and ballpark guesses.
- Checks: random samples were compared with the original posts by hand. About 9 in 10 were correct before the cleanup and about 95% after it.
- Typical quote: the median. Most quotes: the range the middle half of quotes fell in, leaving out the cheapest and most expensive quarter.
Limits
- People are more likely to share high prices and bad experiences.
- Prices vary by region, home size and how bad the problem was.
- Reddit users aren’t everyone. They skew younger and more online.
